In the largest 100 metros, housing affordability increased by 9 percent in April 2020 compared with a year earlier, according to NAR. This means that income went up faster than mortgage payments in these metros, partially because of record low interest rates. More affordable cities are more likely to have positive cash flow than less affordable cities.
Year over year, affordability grew 22 percent in April in Dallas, while affordability grew 14 percent and 11 percent in Houston and Austin, respectively. These numbers are higher than the numbers in other cities. Rent and mortgage payments are more affordable in Texas than in other metros. Unfortunately, Cheney and Spokane are not on the list. The only metro from the Pacific Northwest on the list is Portland/Vancouver.
