I built up enough real estate rental income to leave my full time position as a partner in a law firm several years ago. The formula to building wealth in real estate is simple: leverage plus appreciation, with enough cash flow to cover your expenses. Deficit funding of government operations has an inflationary effect, causing the cost of housing to rise over the long term, as the number of dollars in circulation increases and the value of each dollar declines relative to hard assets. Fed manipulations can cause recessions and housing crashes at times, but the long term trend is inflation and appreciation. I own real estate in four countries and have learned a lot. At present, the U.S. has the most affordable real estate in the world. Rent versus price ratios are the highest in the world. Taxes on rental income are some of the lowest in the world. On the other hand, more and more cities are transitioning from seller’s markets to neutral or buyer’s markets. Cap rates are at record lows.
